What is Motivated Land Leads?
Motivated Land Leads is a marketplace that sells pre-screened, AI-enriched motivated seller land leads to investors, wholesalers, and agents across the United States. Every lead comes from a seller who voluntarily submitted their information requesting a cash offer.
Is there a monthly fee?
No. There is no monthly fee, no annual fee, and no subscription. Your account is free to create and maintain indefinitely. You spend tokens only on the leads you choose to buy.
What states do you serve?
We are currently live in Florida, with more states being added. Create a free account to get notified when your state goes live.
How do I get started?
Create a free account at motivatedlandleads.com/register. Once registered, purchase a token package, browse available leads, and start buying in minutes. No payment information is required to register.

Tokens — How They Work

What is a token?
A token is your purchasing currency on Motivated Land Leads. 1 token = $1.00 in purchasing power. When you purchase a lead, the token price is automatically deducted from your balance — no card needed at checkout. Think of your token balance as a prepaid account loaded specifically for buying leads.
How do I get tokens?
Tokens are purchased in packages from the Buy Tokens page. The minimum purchase is the Starter package: 100 tokens for $100. Larger packages include bonus tokens at no extra cost — more tokens, better value per token.
What token packages are available?
Starter: 100 tokens for $100 (100 base, no bonus). Plus: 263 tokens for $250 (250 base + 13 bonus tokens free). Pro: 550 tokens for $500 (500 base + 50 bonus tokens free). Elite: 1,150 tokens for $1,000 (1,000 base + 150 bonus tokens free). The larger the package, the more free bonus tokens you receive.
What are bonus tokens?
Bonus tokens are free additional tokens added to larger package purchases. For example, the Pro package gives you 500 base tokens plus 50 bonus tokens — 550 tokens total for the price of 500. Bonus tokens work exactly the same as base tokens and never expire.
How much does a lead cost in tokens?
Lead prices are always quoted in tokens, where 1 token = $1.00. Tier 1 investor leads range from 97 to 247 tokens. Tier 2 wholesaler leads range from 77 to 197 tokens. Tier 3 agent leads range from 39 to 97 tokens. The exact token price of each lead is displayed clearly on the lead card before you purchase.
Do tokens expire?
No. Tokens never expire. Purchase a package today and use your tokens months or years from now — they will still be there, full value, ready to use.
Can I get a cash refund for unused tokens?
Tokens are non-refundable and cannot be converted to cash under any circumstances. This policy is clearly disclosed at the time of purchase. However, our Token Protection Policy may return tokens to your balance if a purchased lead does not meet our quality standards.
What happens to my tokens when I buy a lead?
The token price of the lead is instantly deducted from your balance and the full lead details — seller contact info, property data, enrichment data, and AI brief — are unlocked immediately. Your current token balance is always visible in your dashboard and in the sidebar navigation.
Can I use a promo code?
Yes. From time to time we offer promo codes that add bonus tokens to your purchase. Enter the code on the Buy Tokens page before completing your purchase. Promo codes may have a minimum purchase requirement and are typically limited to one use per buyer.

Lead Pricing

How is each lead priced?
Every lead receives a unique token price calculated by our AI pricing engine when it enters the marketplace. The price is based on four factors: (1) AI market valuation — the estimated deal spread between market value and acquisition price drives the base price; (2) seller motivation score (1–10) adds a premium for highly motivated sellers; (3) property issue deductions apply for flood zone, wetlands, back taxes, no road access, and no utilities; and (4) market demand in the property's county.
Why do prices vary?
A lead on a $300,000 waterfront property with a 9/10 motivation score is a very different opportunity from a lead on a $12,000 scrubland parcel with a 4/10 score. The token price reflects the quality and potential profit of the opportunity — you pay more tokens for better deals and fewer tokens for trickier ones.
What is the token price range for leads?
Tier 1 investor leads: 97–247 tokens (equivalent to $97–$247). Tier 2 wholesaler leads: 77–197 tokens ($77–$197). Tier 3 agent leads: 39–97 tokens ($39–$97). Most Tier 1 leads fall in the 117–167 token range. Most Tier 2 leads fall in the 97–147 token range.

Token Protection Policy

What is the Token Protection Policy?
If a lead does not meet our quality standards, tokens are returned to your balance based on the issue: 100% of tokens back for wrong or disconnected contact info, or significant misrepresentation; 50% back for undisclosed title issues or undisclosed wetlands; 25% back for an unreasonable seller; 10% back for no agreement reached. Requests must be submitted within 14 days of purchase. Token refunds are issued as tokens to your balance — never as cash. Requests may be denied if the seller reports they were never contacted or that the buyer was unprofessional.
How do I request a token refund?
Log in to your account and go to My Tokens. Click "Request a Token Refund," select the lead, choose the reason, and describe the issue in at least 20 characters. We review all requests within 2 business days and notify you by email of the outcome.
Are token refunds issued as cash?
No. Token refunds are always issued as tokens to your account balance — never as cash. Refunded tokens can be used toward any future lead purchase and never expire.
Is there a time limit to request a token refund?
Yes. Token credit requests must be submitted within 14 days of the lead purchase date. Requests submitted after 14 days will not be reviewed. We also reserve the right to deny requests if the seller reports they were never contacted, or if the buyer behaved unprofessionally in any way during outreach.

Lead Quality

Where do the leads come from?
Every lead comes from a motivated seller who filled out an offer request form on one of our state-specific land offer sites. These are people who raised their hand and asked to be contacted — not cold lists or scraped data.
What data is included with each lead?
Every lead includes: seller contact info (name, phone, email), property details (county, acreage, APN, address, GPS coordinates), FEMA flood zone status, NWI wetlands indicator, zoning, county assessed value, last sale amount and date, an interactive parcel map, a Google Maps link, comparable sales with AI summary, AI estimated market value range, AI estimated acquisition range, potential deal spread, and an AI property brief. Every purchased lead can also be downloaded as a CSV spreadsheet or a print-ready PDF lead sheet — individually or in bulk.
How are leads screened?
Leads are reviewed by our team before entering the marketplace. Public records are automatically pulled, coordinates are verified via Regrid, and the AI scores each lead based on the seller's stated motivation, property details, and comparable sales data.
Are the leads exclusive?
Tier 1 investor leads are exclusive for 72 hours — no other buyer can see or purchase the lead during that window. After 72 hours, the lead opens to Tier 2 wholesalers. Tier 3 agent leads are returned leads not purchased in earlier windows.

The Waterfall System

What is the waterfall system?
The waterfall is how leads flow through buyer tiers. When a new lead enters the marketplace, Tier 1 investors have exclusive access for 72 hours. After that window closes, the lead opens to Tier 2 wholesalers. Leads not purchased in either window where the seller indicates interest in a listing are routed to Tier 3 agents.
What is the difference between Tier 1 and Tier 2?
Tier 1 investors get exclusive 72-hour access to new leads and pay more tokens per lead in exchange for first pick of the freshest opportunities. Tier 2 wholesalers access leads after the investor window closes at a lower token price.
How do I get Tier 1 investor access?
Select investor access when you register. There is no additional cost — Tier 1 access is included with your free account. You pay more tokens per lead in exchange for exclusive early access.
