How we price each lead
Every lead gets a unique price calculated the moment it enters our system. Here's exactly what goes into it.
AI Market Valuation
We use AI with live web search to find recent comparable land sales in the same county for similar acreage and zoning. From those comps, we estimate a realistic market value range and — more importantly — an estimated acquisition price range (what an investor offering all-cash, fast close could realistically pay).
The gap between market value and acquisition price is the deal spread. A wider spread means more potential profit — and a higher lead price.
Motivation Score
Our AI scores each seller's motivation from 1–10 based on their stated reason for selling, urgency, and circumstances. Higher motivation (7–10) means a more actionable lead — and adds a premium. Lower motivation adds a discount.

Market Demand Factor
Land in high-demand markets (coastal counties, suburban growth corridors) commands a premium because it's harder to find motivated sellers and easier to close deals. Rural counties with slower markets receive a small discount.
Human Review
Every price is reviewed by our team before the lead is published. If the AI valuation looks off — unusual parcel, rare zoning, exceptional seller circumstance — we adjust the price manually. The AI is a starting point, not the final word.
